The purpose of these document is to facilitate the owner-designer agreement by establishing a vision for the project, an understanding of the services, a list of various requirements and expectations for all parties involved. This document covers a range of situations, from the typical to the highly specialized. It guides up front discussion to set your project’s parameters, and helps improve communication and prevent misunderstandings.

ARCHITECTURE DESIGN PROCESS
Below is a description and list of my Services and the different aspects of each phase of the process. This list does not apply to every project as each project is unique and different. Below is a breakdown of the Architectural Services, Consultant Services, and Other Services applicable to the design, construction, and occupation of the project.
PRE DESIGN DESIGN & CONSULTATION
What are your overall aspirations for the project – aesthetic and emotional as well as practical?
Who will be making the critical decisions -you alone, consultants, or a committee?
Do you have a project site? Does it have any special considerations like hillside development?
Do you have previous experience with design and construction?
Define an efficient and adaptable program.
Will the project be a Commercial or Residential project? Requirements for special events?
How will your project be used and maintained daily, weekly, monthly, and annually.
Establish clear square Footage with inventory of spaces.
List any necessary project requirements.
Define preliminary budget -based on clients budget and including a 10% retainer.
Discuss general goals for materials and methods of construction.
Define Design-Bid-Build versus Design-Build process and timeline for project.
Identify unique aesthetic and functional elements of project.
SCHEMATIC DESIGN
The First Phase is the schematic design phase. This is when the designer and the homeowner come up with the size, general layout, and appearance. This includes the architectural program, estimated square footage, project goals, and design expectations. The designer also helps the owner come up with a realistic budget based on different design approaches and their respective material and labor cost. Here the designer also visits the site for analysis. Functional diagrams (bubble diagrams) are used in the creation of the programming of spaces.
The final deliverables for this phase are the site plans, floor plans, sections, elevations, renderings, models, and preliminary construction cost.
DESIGN DEVELOPMENT
Once the client has sign off on the preliminary design, the designer builds on the plans and sections from the Schematic Phase and takes them closer to the construction documentation phase. This phase turns the spatial relationships and major decisions from the schematic phase into a real building on site with style and character.
The deliverable include site plan, floor plans, roof plans, elevations, interior and exterior details, definable materials, locations of doors and windows, and dimensioned drawings. At this point more detailed drawings help define materials, assemblies, and a more detailed budget. The Mechanical Electrical and Plumbing Plans are also brought into the drawing package and presented and approved by the client before proceeding to CDs.
CONSTRUCTION DOCUMENTATION
The organization and detailing of the construction documents are completed and the materials are specified in this phase. At 100% CDs the package including all necessary details and material specifications go out to the contractor for pricing and bidding.
The deliverable for this phase include all the pertinent documents required for the contractor to price and build the project. The Civil, Structural, MEP, and the various contractors may have drawings in this package.
POST - CONSTRUCTION
Basic Services: Field Review, Deficiency Assessment, Review of Warranties, Commissioning for Total Performance Inspection and Certification, Start-up Assistance
Other Services: Fine arts/ Crafts/ Graphics, Non building, Equipment Selection
Consultant Services: Systems Performance Review; Life Cycle Cost Monitoring: Environmental Monitoring, Services related to alterations and demotion
CONSTRUCTION OBSERVATION
